How to Get the Best Roofing Estimates

Structural exteriors save us from outside elements so it is very important to select high quality material for your roof. But it is not any easy task for homeowners. There are numerous factors to be considered such as cost, your preference, geographical region, design, material durability and the most important is your budget. So knowing your costs involved is essential. It will help you avoid getting what you need and within your budget.

First things first you must ask yourself the following questions:

  • What roofing material do you want?
  • How many stories does the house have?
  • What is the roof type?
  • How to get adequate measurements?
  • What is the approximate roof pitch?

Quick Tips for Roofing Estimate:

  • First, find the square footage of the roof, then divide it by 100, so you will get the number of squares.
  • Now find out how many bundles of shingles you need. Estimate 4 nails for each shingle or 6 for each if you live in high wind region.
  • Next, get the measurements for the rakes and eaves.
  • Gauge the amount of hip and ridge cap shingles.

Roof Estimating Factors:

Square footage: Roofing is measured in squares. Measure the length and width of each portion of the roof after that multiply length by width of each plane. Then add the planes for total square footage. Now divide the total square footage by 100 to get the number of squares on the roof.

Decide the Bundles of Shingles: Determine the bundle of shingles you need to cover the roof. Normally it takes three bundles to cover a square. Add 10-15 percent shingle for cutting waste to fit the valleys.

Determine the Number of Rolls: If you are using underlayment rolls, then estimate 1 layer for 4:12 roof slope.

Other Materials: Estimating roofing material is very important. Composite asphalt is most commonly used roofing material, especially in the US. Membrane roofing is the most affordable on the other hand. Clay roofing is the most expensive roofing material.

Roof Type: There are 6 common types of roofing. It is always easy to construct any type of flat roof, whereas the steeper the slope the harder it is to install. Therefore the more complicated the roof type the more expensive it will be.

Labor: Whether you hire a pro or not, labor is also counted in final roofing estimate. You can get a labor estimate from more than one local labor or pro.

Geographical Location: If you are in snowy region, then it is recommended to install a pitched roof. Flat roof drainage is less effective than a pitched roof. Your location not only affects the estimate, but the type of roof as well.
