For me, water kept coming in through the top of the parapet even though the membrane (its a flat roof) was still in good condition. Called up NY Roofing Bronx, and within a few days they removed the loose coping, repaired deteriorated/deteriorating things, and installed new metal that just looks proper. I think it could’ve been one day less because they told me that fabricating the metal took longer than expected, which you’d think would mean weeks but no, just a day. After that, the installation was completed quickly and tied neatly into the existing flashing. If you see staining below a window, don’t assume the siding panel itself is the whole problem. That’s what we thought, and we had already tried sealing the outside twice. Once the siding was removed, it became clear that the window had never been flashed properly. They repaired the sheathing, added the missing flashing, and replaced the surrounding siding and trim. The repair area was limited to one section instead of the entire wall. Matching the older siding took some patience, and the new pieces are a touch less faded. Our roof was about 18 years old and had started cracking around the edges and vents. We decided to replace it with a two-ply SBS modified-bitumen system. NY Roofing Bronx removed the old material, repaired the deck where necessary, and installed new wall and vent flashing. The workers were respectful of the tenants and cleaned the property at the end of each day. We received clear photos of the work and the warranty information afterward. We had NY Roofing Bronx replace the flat roof over our rear extension after noticing leaks and unusually hot rooms below it. Old roof had very little insulation and some of the decking near the wall had deteriorated. New decking was installed where needed, followed by insulation, a cover board, and an EPDM membrane. I am writing this 14 months after our attached-house flat roof was replaced in Riverdale. The shared party wall, limited access, and neighboring roof transition worried me more than the membrane choice. We needed our roof replaced without turning it into an unwanted project on somebody else’s property. The old roof had cracks around two plumbing vents and separation beneath the party-wall coping. Ny Roofing Bronx’s test openings also found wet insulation near the rear scupper. The neighboring roof was newer and remained outside our replacement scope. Measurements established the boundary before removal. Our new membrane had to terminate and transition without cutting farther into the neighboring system than necessary. Temporary access and protection were agreed upon with the adjoining owner. Most of our wood deck remained sound. Two boards beside the scupper and one narrow party-wall section required replacement. New tapered insulation, modified-bitumen roofing, vent flashing, scupper work, and wall details completed the replacement. Wind stopped the party-wall work early one afternoon, moving completion into the following morning. The roof was secured, and both households received an update. A small amount of debris was later removed from the neighbor’s side passage during the final cleanup. The shared transition has remained flat through seasonal temperature changes, and no water has returned near the plumbing vents or rear wall. Our membrane roof was damaged during facade work that used a suspended scaffold. A counterweight had been dragged across one area, and dropped hardware created two smaller punctures. Water entered the office below before anyone connected it to the exterior project. The facade company and roofers inspected the damage together. Moisture was limited to the counterweight path, while the rest of the roof remained dry. The agreed scope removed wet insulation locally and installed compatible membrane repairs at all three locations. Protection pads were placed where future scaffold equipment may need to rest. The facade crew also received a marked plan showing acceptable staging areas. That seemed more useful than repairing the membrane and hoping the same thing would not happen again. There was some disagreement at first over which trade was responsible for cleanup. The property manager resolved it, and the roof was cleared before the scaffold work resumed. The patches themselves were completed in one visit. No further leakage has appeared, and the protection plan was followed during the remaining facade work. Our house in the Bronx sits on a corner where one roof slope takes the full force of prevailing wind. Several shingles had lifted or creased on that side over the years, while the old three-tab roof was also losing granules across the remaining slopes. Repairs were becoming more noticeable and less dependable. We compared several architectural shingle options and discussed the manufacturer’s requirements for high-wind installation. NY Roofing Bronx’s proposal specified the fastening pattern, starter materials, edge details, and compatible ridge caps rather than promising performance based only on a product name. We selected the option that fit the roof and budget. Tear-off found generally solid decking. One narrow section at the windward rake had split around old fastener lines and was replaced. The roof then received underlayment, eave and valley protection, new drip edge, architectural shingles, and ridge ventilation. Material bundles arrived earlier than the delivery window and briefly blocked our side gate. They were moved before the downstairs occupant returned home. The remaining staging stayed clear of that route. The new shingles have remained flat through several days of stronger wind than the conditions that loosened the old roof. We also received photographs of the windward edge before and after shingle installation. The first problem was noise, not water. Metal coping along the rear parapet rattled during strong wind, and part of the TPO membrane below it had begun pulling away from the perimeter. The main roof field was still firmly attached and dry. Several coping sections were removed so the membrane termination and edge fastening could be inspected. The loose perimeter was repaired, the membrane was secured using compatible materials, and the coping was reset with new joints where needed. One bent metal section was replaced rather than forced back into position. We were given a replacement estimate for future planning, but the current recommendation stayed limited to the perimeter. A small scratch appeared on one coping section during installation and was touched up before closeout. The repair is more visible from the roof than from the ground. Water staining around a bathroom ceiling came from a split plumbing-vent boot on the shingle roof. The surrounding shingles were lifted carefully, the boot was replaced, and the repair was woven back into the existing courses.
